What it costs, what is included, how it differs from a hotel or an ordinary Japanese lease, and how booking works — with today's prices from the apartments we actually let.
Across 47 Tokyo apartments available for 30 nights, a month costs from ¥160,792 in total. Half cost between ¥239,024 and ¥483,548, with a median of ¥335,320.

What is a furnished (serviced) apartment?
A furnished apartment — often called a serviced apartment — is a self-contained home you can stay in for a few nights or a few months, with furniture, appliances, utilities and internet already in place. You get a kitchen, a washing machine and your own front door, without the deposit, key money, agency fee and guarantor company a standard Japanese lease asks for.
26 of our 51 Tokyo apartments take stays shorter than a month, booked by the night with no lease.
Every apartment on this site is owned and operated by unito and priced by the night. Stays of 30 nights or more are let on a fixed-term lease; many apartments also take shorter stays of a few nights to a few weeks as licensed short-stay accommodation, which need no lease. Each apartment page shows its own minimum stay.
- Furniture, bedding, kitchenware and appliances
- Utilities and internet
- No key money, no agency fee, no renewal fee
- No guarantor company
- Residence registration possible at most buildings on a lease

For a week, a month or longer in Tokyo there are three usual choices. The figures for a standard lease are typical, not ours.
A unito furnished apartment
- One total for your dates, shown before you book
- No key money, agency fee or guarantor company
- A few nights to a few weeks with no lease at many apartments; 30 nights or more on a fixed-term lease
- Kitchen, washing machine, desk and Wi-Fi
- Free cancellation up to a date stated on each apartment page
A business hotel
- Priced by the night and rarely discounted for a long stay
- Usually no kitchen and no washing machine
- No address you can register
A standard Japanese lease
- Typically a deposit and key money of one to two months' rent each, an agency fee of about a month, and a guarantor company fee
- Usually a two-year contract, with a penalty for leaving early
- Unfurnished: you buy furniture and set up utilities and internet yourself
- Often hard to sign without a Japanese residence card, job or guarantor
How booking works
01
Pick your dates
The calendar only offers nights we can actually let, and shows the total, the discount and the cancellation terms before you enter any details.
02
Reserve with a card
On a leased home we authorise your card and hold the apartment immediately — you have not been charged yet.
03
Sign the lease online (30 nights or more)
Our team prepares the fixed-term lease and sends it to you to sign electronically. Signing confirms your move-in; if the lease cannot be concluded, the reservation is released and you pay nothing.
04
Move in
We send the access details before your first day. Licensed short-stay homes skip the lease and are confirmed when you pay.
What you need
- Identification (a passport is fine)
- A card for the reservation
- No guarantor company and no Japanese bank account
- Guests without a Japanese residence card may be asked for a deposit before the lease is prepared
Questions about staying in Tokyo for a week or a month
How much does it cost to rent a furnished apartment in Tokyo for a month?
+
Today, 30 nights in one of our 47 available Tokyo apartments costs from ¥160,792 in total, and half of them cost between ¥239,024 and ¥483,548 (median ¥335,320) — all fees and the multi-night discount included. The total depends on the area, the size and your dates.
Are there any initial costs on top of the total?
+
No key money, agency fee, renewal fee or guarantor company. Any one-off fees are already in the total shown for your dates, on the same line as their price.
Can I book from abroad before I arrive in Japan?
+
Yes. You choose the apartment and dates online and reserve with a card; for 30 nights or more you also sign the fixed-term lease electronically before you travel. A passport is enough as identification.
Can I register my address (residence registration) in the apartment?
+
At most of our buildings, yes, when you stay on a fixed-term lease. Each apartment page says whether residence registration is possible.
Can I stay for less than a month?
+
It depends on the apartment. Many of our homes are licensed short-stay accommodation and take stays from one or two nights; the others are let on a fixed-term lease from 30 nights. Each apartment page shows its own minimum.
Are these like apartment hotels? Do they have a kitchen?
+
For short stays they work much like an apartment hotel: you book online by the night and pay when you book, with no lease. The difference is that each one is a whole furnished apartment with its own kitchen, kitchenware and washing machine, and usually more space than a Tokyo hotel room. Stays of 30 nights or more are let on a fixed-term lease.
Can a company or agency book several apartments at once?
+
Yes. On the group booking page you choose the apartments and dates, get one quote for all of them, held for five business days, and pay once by bank transfer or card.
