From booking to moving in

    Choose your dates and apartment

    The calendar only offers nights we can sell, and every apartment in the building is priced for your dates. You see the total, the multi-night discount and the cancellation date before entering any details.

    Reserve — your card is held, not charged

    We authorise the amount due today and hold the apartment for you. Nothing is taken from your account at this point; your bank may show it as pending.

  3. 3

    We send the fixed-term lease

    Usually the same business day. These homes are let on a 定期借家契約 (fixed-term lease), not as hotel accommodation, so a signed lease is what actually grants you the apartment. We also ask for a copy of your ID.

  4. 4

    You sign, and we take the payment

    The payment is captured only once the lease is signed. If the lease cannot be concluded — for any reason, on either side — the hold is released and you are charged nothing at all.

  5. 5

    Move in

    We send the access details before your first day. No guarantor company, no key money, no agency fee. Residence registration is possible at most of our buildings.

Cancellation policy

Cancellation charges apply. This stay is non-refundable. If we cannot conclude the lease, you are refunded in full.

  • 30 or more days before check-in: 100% refund
  • 14 or more days before check-in: 50% refund
  • Less than the shortest window above: no refund

These percentages apply to the stay itself. Before the lease is signed there is nothing to apply them to: your card is authorised, never charged, and cancelling costs you nothing. Once the lease is concluded, its own termination clauses apply instead.

Registration

This is a fixed-term lease agreement, not hotel accommodation. Your booking reserves the home; the lease itself is concluded with our team before move-in.
