What is a serviced apartment in Tokyo?

A serviced apartment is a fully furnished, self-contained apartment let for a month or more, with utilities, internet and appliances already connected. You get a kitchen, a washing machine and your own front door — the things a hotel room does not have — without the deposit, key money, agency fee and guarantor company that a standard Japanese lease demands.

In Tokyo they are used by people relocating for work, by companies housing staff on assignment, by researchers and students on a semester, and by anyone who needs somewhere real to live before they can sign a two-year contract. Compared with a monthly mansion, a serviced apartment is generally larger and better equipped; compared with a hotel, it costs less over a month and gives you somewhere to cook and work.

Every apartment on this site is owned and operated by unito and priced by the night. Most are let on a fixed-term lease rather than as hotel accommodation; a few are licensed short-stay accommodation, which take shorter bookings and need no lease. Each apartment page says which it is.

Serviced apartment or hotel: a month in Tokyo compared

How booking a serviced apartment works

    Pick your dates

    The calendar only offers nights we can actually sell, and prices them as you select. You see the total, the discount and the cancellation terms before you enter a single detail.

  2. 02

    Reserve with a card

    We authorise your card and hold the apartment immediately — nobody has to call you back to check. On a leased home you have not been charged yet. Signing the lease is what confirms the stay.

  3. 03

    Sign the lease, then move in

    Most of these homes are let on a fixed-term lease, so our team prepares one and signing it confirms your move-in. Our licensed short-stay apartments skip this step — they are confirmed the moment you pay.

Cancellation and payment, before you commit

Most places renting a Tokyo apartment to a foreigner will not tell you the cancellation terms until you ask. Every apartment here states them, in full, before you book.

A date, not a phone call

Every apartment states the date up to which cancelling is free, and the percentages that apply after it. Both are shown before you book, and both are generated from the rule we actually apply — not marketing copy written separately from it.

You can cancel yourself

Plans change: a visa is delayed, a posting moves, a project ends early. Cancelling is a reply to your confirmation email, not a negotiation. A two-year Japanese lease normally charges you for leaving early.

You know what is due today

Longer stays can be split — a deposit now and the balance nearer your move-in — and where that applies you see both amounts and the date the second is taken.

Non-refundable means non-refundable

Where a one-off fee is not covered by the cancellation policy, it says so on the same line as its price — and it is excluded from the refund percentages rather than quietly reducing them.

Paying does not commit you to a lease you have not seen

On a leased home your card is reserved, not charged, until you have signed. If the lease cannot be concluded the reservation is released and you pay nothing. Licensed short-stay homes have no lease and are charged and confirmed at once.

Quieter than Shinjuku proper, with Kagurazaka's older streets and restaurants a short walk from the door, and Otemachi a short ride.
Ikebukuro & Itabashi
Residential north Tokyo on the Tobu Tojo line. Ten minutes to Ikebukuro, supermarkets on the doorstep, and more space for the money.
Oshiage & Kinshicho
East Tokyo under the Skytree. Four train lines, ten minutes to Akihabara and Tokyo Station, and noticeably more space for the money than the west side.
Tokyo Bay & Nishi-Kasai
The bay side, on the Tozai line. Larger studios than the same money buys closer in, with parks and the river nearby.

Renting a furnished apartment in Tokyo

What is the minimum stay for a furnished apartment in Tokyo?

Thirty nights for most of them, because they are sold on a fixed-term lease rather than as hotel accommodation. Some homes are licensed short-stay accommodation and take shorter bookings — each apartment page shows its own minimum.

What is included in the rent?

Furniture, appliances, kitchenware, utilities and internet. There is no agency fee, no key money and no renewal fee.

Do I need a guarantor or a Japanese address to rent?

No guarantor company is required. We do ask for identification, and guests without a Japanese residence card may be asked for a deposit before the lease is prepared.

Is a serviced apartment cheaper than a hotel in Tokyo?

For a stay of a month or more, usually yes. Hotels price by the night and rarely discount a long booking, while our rates are at least 10% below the same apartment on booking sites and fall further the longer you stay — and you get a kitchen and a washing machine, so you are not eating out every meal.

How is the price calculated?

By the night. The total is the sum of the nightly rates for your dates, minus a multi-night discount that grows with the length of your stay. Each apartment page shows the rate for your dates. The move-out day is not charged.

What is the difference between a serviced apartment and a monthly mansion?

A serviced apartment is a furnished home with hotel-style fittings and support — most of ours are let on a fixed-term lease, and some are licensed short-stay accommodation. A monthly mansion is typically smaller and more basic. Ours range from studios of about 22 square metres to two-bedroom apartments of 54, all with a kitchen and a washing machine.

Can I extend my stay?

Yes, subject to the apartment being free. Tell us before your term ends and we will prepare a new lease for the extension.

When do I pay, and can I cancel?

On a leased home we authorise your card when you book and hold the apartment immediately — you have not been charged yet. Licensed short-stay homes are charged then. Longer stays can be split into a deposit now and a balance nearer your move-in. Cancellation terms are shown on every apartment page before you book: full refund well ahead of your dates, reducing in steps as they approach.

Am I committed to a lease before I have seen it?

No. On a leased home your card reservation holds the apartment, our team then prepares the fixed-term lease and sends it to you, and your move-in is confirmed once it is signed — if the lease cannot be concluded, the reservation is released and you pay nothing. Our licensed short-stay homes have no lease at all: paying confirms the stay. Each apartment page says which it is.
